Yikes! We all know the bad news concerning companies that took bad risks or are just plain out dinosaurs and are now paying the price. But today’s news of General Growth Properties facing the possibilities of Bankruptcy really hits home on just how bad it is out there.

The positive impact General Growth Properties has had on Las Vegas over the past decade is nothing short of remarkable and in my opinion is easily in the top 5 companies that have really moved Las Vegas into a more sophisticated era for Las Vegas residents.

In case you don’t know who General Growth Properties is, it’s the Chicago based REIT that is the Developer of Summerlin, Owns the Fashion Show mall and other significant real estate in Las Vegas. General Growth Properties is also the Developer of the Shops at Summerlin Centre retail/restaurant and entertainment venue that we’ve been waiting for since 2000. Unfortunately, this long awaited and highly anticipated development has been put on hold.

It will be interesting to see how this plays out and how it impacts a city that really does not need any more bad news. Unfortunately, even the quality companies are experiencing difficult times.

Great Summerlin Real Estate

Just when I think it can’t get any better… it does. I have a cash buyer in from Canada, one from Hawaii and another one from Los Angeles. And while it’s getting nuts with the number of people from all over that are interested in buying Las Vegas Real Estate.. what’s interesting is how many of them want to buy for themselves.

Flashback to 2004 and the requests were from wannabe real estate investors looking for a quick buck. My overall consensus of the type of Las Vegas real estate buyer today are buyers that are pretty darn savvy when it comes to investments and have made their money from understanding financial markets.

They understand value when they see it.. And really are not looking to buy Las Vegas Real Estate because they want to get rich.. but because they see good value.

Let’s take a look at some Summerlin condominiums for one of the buyers and compare today’s prices to what they used to sell for.. (By the way, the buyers interested in my narrowed down selections are just buying it for a vacation property for their family… to escape the cold and come enjoy our great golf and weather. It has nothing to do with making money or speculating on future values.)

  • Summerlin Condo #1 — Current Asking Price = $149,900. Previously purchased for $268,000 back on 12/01/2005
  • Summerlin Condo #2 — Current Asking Price = $154,900. Previously purchased for $267,500 back on 04/01/2005.
  • Summerlin Towhome #3 — Current asking price — a little over $120,000. (Not going to give the exact price on this one since I don’t want anybody else chasing it until our offer is a done deal.) It’s a phenomenal deal and was purchased for $295,000 back on 10/01/2005. Cherry… spotless with granite counters, stainless steel applainces, etc.. etc… The floorplan is incredible and the community is like a resort. When I first walked into it.. I was in absolute amazement that something like this could even be available for sale in Summerlin for this price.
