I’ll be the first Las Vegas REALTOR to honestly admit to you there is absolutely NO WAY I could Effectively sell Las Vegas short sales in Las Vegas by myself. ZERO, NADA, No WAY. Not because I don’t know how to do them — but because of the time, detail and organization involved in handling a short sale file.
Ok.. I’ll admit it. I’m not the most organized Las Vegas Realtor® out there. I have leads, phone numbers, requests, ideas, marketing reports, great looking Las Vegas homes I need to get out and see, New home brochures and statistics I keep meaning to post scattered all over my office right now in piles that made my Aunt tell somebody that it’s a dangerous fire hazard. (And she was serious.)
On top of that, I work with Real Estate Investors and I’m always out and about looking at the newest Las Vegas homes just listed in my hot areas to see if they really are a good “investment”.
I’m more of the Out of the Box type of Realtor®… full of ideas looking to change the whole way we do business. All kinds of new marketing techniques to try to see if they work, all of the marketing techniques to apply that do work, and multiple websites to maintain to get our Las Vegas homes seen in the sea of Las Vegas homes available for sale.
Despite all of the things we are taught by advanced real estate training by companies such as Realogy and not to reinvent the wheel, I’m happy to always try something new. Trying new things has always been a learning experience.. if you don’t try it, you don’t know if it works.. or not. It certainly beats running around telling everybody that real estate is always a great investment! (I think those days are finally over

So… Welcome my crutch and soul when it comes to Las Vegas Short Sales – Michelle. Highly detailed, highly organized and she’s always had that personality that could just sell you a Trailer home for a Million Dollars and make you feel all warm and fuzzy about it… even a couple of years later. (It’s a very dangerous personality that we have to keep in check — otherwise we could sell anybody, anything if we had no souls.) Why is that so important when it comes to selling a Las Vegas Home for somebody who needs out and owes more then the home is worth?
Because we are dealing with Banks. Right now we are dealing with people working for these banks that need a break — a hard earned vacation. Some of these very same people have well over a couple of hundred files they are working on and they get paid hourly. They don’t have time to teach new real estate agents who have never done a short sale what they need, how they need it and what they are looking for. They want it done for them. They have procedures and regulations they must follow, homeowners (and inexperieced real estate agents) yelling at them daily and just a lot of stress with a never ending workload that could just make them go postal.
How do you think they feel when everything is done without them asking with a pleasant soul on the other side of the phone when speaking with them? Highly detailed, highly organized with all of the T’s crossed and all of the i’s dotted? You think they appreciate that? Do you think they’ll appreciate spending a little more time on your file and feeling some sympathy for your hardship? Probably. While we keep Michelle’s natural born sales personality in check when it comes to selling with a soul, we unleash it against the Banks. It works pretty good and even got somebody out that was $275,000 upside down.
When we do short sales, from the moment you call me we have a system in place. I know the questions to ask to see if we can help (not everybody qualifies to do a short sale and we will not take the listing if we don’t think you have a good chance) and if I think we can help, you get welcomed with a big detailed complete short sales package we want filled out. Yes.. we would love to make this part of the deal easier for you — but we have a system in place and it works.
Nothing worthwhile is easy… otherwise everybody would be doing it. We can’t guarantee you that a short sale will work for you (anybody who does is lying) but we can certainly improve the odds.
In my opinion, there is absolutely ZERO way an individual real estate agent can do a short sale and give you the complete service needed to get it done. Enough time has to be spent just working with the banks which leaves little time for all of the marketing that needs to take place… And extensive markerting is what you need to get a buyer for your Las Vegas home in the first place.
