Red Rock Country Club Homes that Sell
There are currently 134 homes available for sale in Red Rock Country Club ranging in price from a 2,325 sq. ft. single story bank owned home in RRCC for $539,900 to a Tuscan style estate for $8,500,000.
Currently, there are nine Red Rock Country Club homes in contract ranging from asking prices of $449,900 for a 2,243 sq. ft. bank owned home to $1,625,000 for a 5,698 sq. ft. golf course home with double fairway views.
So, what actually sold (closed escrow) in Red Rock Country Club during February? The table below shows the number of homes in Red Rock Country Club that actually closed escrow during the month of February as reported in the Las Vegas Multiple Listing Service (MLS). Please keep in mind that this is not a comparative market analysis for Red Rock Country Club since there are a wide range of homes and several variables that determine prices such as views, golf course frontage, etc. However, it should give you a pretty good idea of what is going on and that homes are selling.
Also, keep in mind that I prefer to use the Original List Price to Sales Price ratios in my calculations. Basically, this is the first price the homes were listed for before price reductions. To me, it gives a better picture in relationship to the Days on market (DOM) numbers. Start out overpriced and then reduce the price and you are obviously going to be on the market longer.

Now you can see why I like to use the Original List Price to Sales Price Ratio. The two Red Rock Country Club homes that sold with the highest Percentages also were on the market for less time.
When I pulled up the third home in the above table to see how long it took to sell after reducing the list price to $995,000, it took a little more then 80 days and this included the Holidays in this time frame. What I also realized, this Red Rock Country Club home had been previously listed with another Las Vegas REALTOR for the first time on October 20th, 2006 for $1,169,900. The owners had actually been trying to sell it for much longer then the reported 156 days off of the current listing sheet with the new real estate agent. Using the original asking price of $1,169,900 also changes the ratio to 81%!
