Top Las Vegas Real Estate Companies

Ok, I’m not a rah rah rah, blah blah blah type of Las Vegas Realtor but there has been some things that I’ve come across concerning advertising about being #1 in Las Vegas real estate, the #1 Las Vegas real estate company, etc, so I thought I would share some thoughts since we just recently changed Las Vegas real estate brokerages not too long ago. Trust me, it can be just as confusing as selecting a Las Vegas REALTOR to sell your home with all of the advertising in place and it’s very similar to what you probably see — just applied in a different way. Our big advantage though is being able to jump into the Las Vegas MLS and being able to do our own research.

One particular Las Vegas real estate company consistently sends us recruiting e-mails on almost a daily basis with the headline “#1 in Las Vegas” and I have to admit that their fees are really, really low. They have become the largest real estate company in Las Vegas and my assumption is because the fees they charge real estate agents are really low and I have to admit, the low fees are really attractive. (Keep in mind that Las Vegas Real Estate Agents for the most part are Independent Contractors.)

We all know that the Las Vegas real estate market has been really, really tough on Las Vegas home sellers and real estate agents alike. It’s even been tough on some great Las Vegas real estate companies that are the tops in the world for their respective franchises.

When we made the switch from CENTURY 21 Consolidated and started looking for a new Las Vegas real estate Brokerage towards the end of 2007, we had to make and consider many, many choices taking into account many factors. We have friends in several different franchises and know great real estate agents in the largest and some of the smallest franchises. Throughout the years and being licensed in two states, we’ve been with CENTURY 21, RE/MAX and Sotheby’s International Realty and all of them have many good resources for their real estate agents. So when we started shopping, we were not particularly partial to one real estate franchise because at the end of the day, it really matters on how the real estate agent uses the resources available (if they have any) that matters.

Las Vegas Real Estate Brokerage Fees

We wanted a fair deal for us and OUR clients. Go with the cheapest and you sacrifice effective company tools, systems and services. It’s a lot like listing your Las Vegas home for sale.. you get what you pay for. It’s not cheap owning a nice real estate Brokerage known worldwide that also offers it’s agents updated marketing resources specific to Las Vegas. Worldwide name recognition is very important for an International City such as Las Vegas and the tools that are provided locally need to be specific to Las Vegas.

Real Estate Company Reputation- If you are from the midwest, this is a huge factor. If you have any experience with the Luxury real estate market of the North Shore or Northwest areas of Chicago Real Estate, you’ll certainly understand what this is all about. I would have to say that Trust, Loyalty, Professionalism and Service are the top factors considered and since we can relate to this market, it’s a very important factor for all of those people in Chicago that love Las Vegas.

Attitude – Extremely important. When times get tough in any business, true personalities sure do show! You work with it and step up to the plate and find solutions or you whine about it and make excuses. The true personalities of Brokers/Owners can really show and they can make the decision to cut the services, raise fees or step up to the plate and offer more Effective tools to help their real estate agents and clients succeed.

With a background in the Hotel business and experience with rental homes, (guests and tenants are the same in my book) when services to guests and employees are cut to increase profits, I call this “milking a property”. I’ve personally seen what happens when Great Hotels milk the guests and their employees and watched them fall from the top. Real estate brokerages are no different and when times were really good during the easy days, we are now seeing what happens when the money made was not properly re-invested back into the company. Great managers in any business know that markets run in cycles and taking all of the money made and opening more offices just so you can recruit more agents with the requirement that they are breathing will certainly come back to haunt you. In other words, being the biggest is not the most important. There are benefits to size but it only goes so far and in our book, Quality will always beat out quantity in the long run.

Work Environment- This is so important for real estate agents. For the most part, we are entrepreneurs and when you have experience you can pick up and move. It is a pain with expenses for all of our custom marketing but it’s nothing like moving around in the corporate world. We have to pay for our own expenses anyways such as medical insurance, higher car insurance, etc.. etc.. and it’s not like we are giving up paid vacation time that we’ve built up working for one specific company.

An upbeat and very positive attitude from the Owners, Brokers and Staff will certainly carry down to the real estate agents which in turn will carry over to the clients. Not such an easy task when business is down but True Las Vegas Real Estate Professionals work with the real estate market and educate their sellers to do the same.

So, when all of these factors were considered (and others) we went to Coldwell Banker Premier and it certainly appears we made the right decision as proven with the following statistics.

Coldwell Banker Premier Agents Sell Las Vegas HomesAccording to the Fourth Quarter 2007 Stats compiled from the Greater Las Vegas Association of REALTORS Multiple Listing Service (MLS), Coldwell Banker Premier had the highest number of Listings sell based on Per Agent Productivity out of the 10 Largest Las Vegas Real Estate companies.

Summary: When times get tough and you need a company with International Exposure to sell your Las Vegas Home, chances are greater that the Las Vegas real estate agent getting your home to the finish line is going to be higher when you choose a Coldwell Banker Premier agent.
